Blight

It is my understanding that the Blight Ordinance is a Township Ordinance not a Zoning Ordinance which makes it a Township Board enforcement issue. And it would Have a good chance of needing Court appearances and accompanying lawyer fees to bring about that enforcement.
And Oh yeah, these two blights are in St. James Township and none of Peaine Township's business. We have enough blight of our and it's going to take a lot of money in Court appearances, lawyer fees, ruffled feathers and\or transportation subsidies to eliminate them.
But make no mistake Both Township Boards and Both Township Planning Commissions are aware of the building blights downtown and would support and approve any developer with the wherewithal and a comprehensive Development Plan if there was one brought forward.

William, Potato~potato, it's blight either way and doesn't seem to be a problem by anyone or going anywhere. :roll: :( :x Thank you for the clarification. It is the island's loss regardless of which township.

In my my humble opinion Mirco homes can and will save the islands economy. As to the worry of these become run down over time that is very easy to resolve before a mirco home can built it must have plan's submitted. and anyone whom would like to see the one I had built have let me know I can you pictures

I don't think it is a concern how they look when built but how they are maintained over time.
I too am for micro houses. I often thought that the ideal location for development would be the Karnes/Wojan development within walking distance of the harbor and all it has to offer. If I had won the $400,000,000 the other day, I would build small Irish micro cottages for sale or rent along with retail space for Irish/local related items for sale. Super place for a farmer's market. It would be great to create a replica of an small Irish village.
It is still a fun thought and I only missed the $400m by 5 numbers. Hit the Powerball number for $4. What's a few zeros? It's a start.

POSJ allows for 400 sq. ft. homes. Not quite "Micro" but could be done stylishly and reasonably priced. Is there a township ordinance that supersedes this?

PSJA is required to go by the stricter of requirements which means the township at 760 sq ft or thereabouts prevails. If the township changes the minimum below 400, PSJA's 400 being the stricter would be the number.

Does Peaine have the same restriction? Some POSJ lots are in that township.

Over the years Planning commission members have been reluctant to answer questions on the Forum because information about Zoning is accessible on line at the Township website, in hardcopy at the Library, or people can talk to the Zoning Administrator during his office hours, or come to a regularly scheduled Planning Commission meeting and ask questions there. But I can tell you that most of PSJ of both townships is Zoned R-2 residential which has a single family dwelling minimum size of 600 sq. ft. Some of PSJ has a State of Michigan drawn Critical Dune Zone overlay but all Lots of Record use R-2 standards. I hesitate to speak definitively about the Karnes property but I think it is in the Harbor District Zone which has a a larger square footage requirement. However, Harbor District with its allowed mixed use, commercial and residential, is generally considered more flexible in its requirements. Any micro or mini dwellings proposed would potentially need a text change in the ordinance or a Zoning Variance from the St. James Township Zoning Board of Appeals, but a well thought out and comprehensive Development Plan would have a better chance of approval than a slap-dashed half-assed hand drawn piece of scrap paper could ever have. But again this is something that the St. James officials would supervise and the Private sector would be the ones to Initiate any action, but if well thought out, why not?
Also, I must point out that all dwellings would still be subject to Charlevoix County Building Codes before an Occupancy permit would be issued. For example R21 insulation walls and R38 insulation ceilings. The County would be the ones to talk to about that but in Any case a Township Zoning Permit would be required by the County with the building Permit Application. Good Builders do this stuff all the time.

We just inherit Berlin's and Hong Kong's experience with micro-apartments in concrete pipes :lol:

I believe the best way to save the island is to find a way to lower taxes and ferry costs. If your budget can only afford a micro home you may not be able to pay $200 round trip for your car and $65 round trip per ferry ticket to get here! Still, it's worth looking into if it helps Beaver Island.

The points I have made on this subject before If a person had a Micro home (built on the the island with island labor $4500-$10,000) Power well and spetic $5,000 now they have a place to leave a car ,bikes sporting equipment. Hence giving them a reason to come to the island more often. yes this will hurt the hotels flip side the township and posha can adjust their property taxs and Hoa fees (ten years ago a lot in POS $12,000 2018 $2,000) Now they will have more money to spend boosting the local economy
